The Landsberg Home Improvement Difference
(our methodology to remodeling)
Listed below are the different types of individuals or companies we have found whom engage in a home remodel project; the different levels of service, their approach to remodeling and what each methodology contributes to the project.
1. Homeowners acting as the General Contractor (GC): the homeowners themselves serve as the GC and hire the various tradespeople directly, coordinate directly with all vendors and suppliers, and provide all materials themselves, assuming all risk and responsibility for the project.
2. Contractors: whether they are trained carpenters, plumbers, or other tradespeople, they interact with the homeowner directly. They typically engage in just a few hands-on elements themselves in your remodeling project, subcontracting out most other trades. Some of the material is provided by them, some by their subcontractors. The subcontractors typically want to get in and out of a job as soon as possible because “time is money” to them. Quality and rapport with the homeowner are often sacrificed for speedy paychecks. Contractors establish little to no relationship with the homeowners. Risk and responsibility for the project are borne by the contractor, who may try to evade accountability for any project shortcomings by blaming the subcontractors.

GCs may employ a project manager to manage all their projects and to serve as liaison between the on-site carpenters or subcontracted tradespeople and the homeowner. The GC may also have an on-site job foreman who corresponds with the project manager in the office. All material is purchased directly from vendors and suppliers. The GC signs contracts with each individual subcontractor and one with the homeowners. The GC in theory should assume all risk and responsibility for the project though they may try to evade accountability for any project shortcomings by blaming the subcontractors.

We are a Full Service "Design-Build" home remodeling company that takes a hands-on approach to the remodeling field and is directly and physically involved on-site at your home. My helpers and I would be at your home working daily (M-F) on your project. We subcontract as little as possible (exceptions being, for example, installation of stone countertops and glass.) In order to maintain our distinguished level of quality and to provide a smooth-flowing project, we manage the entire project and directly implement the daily activities. We place a high level of emphasis on craftsmanship. All risk and responsibility for the project is assumed by our company.
Our Approach:
• assist in or lead in the design, material selections, and coordination of all aspects of overall project
• review all project material selections, drawings and floor plans
• coordinate and purchase all main project material and supplies directly from various stores and vendors (with some exceptions, although we ask that we are provided with all specification documents, photos and approximate delivery dates)
• protect furniture, floors, other adjacent areas of job site
• supervise our own work and that of a few trusted sub-contractors
• inspect and replace any project materials that arrived damaged
• set up dust barriers and air cleansing machine
• demolish and remove all items being updated or replaced
• maintain a clean and professional work area, job site and home
• provide a safe work area for us and homeowners
• install all new project materials as per codes, best practices, designer’s and manufacturer’s specifications and drawings
• haul away all demo and debris via on-site utility trailer
• clean work areas daily and at conclusion of project
• review any updates, changes, or concerns by either homeowners or ourselves throughout the course of the project and at the conclusion of the project
